Installing solar in Spain as a foreign property owner

Last reviewed: 24 August 2026

Foreign nationality or non-resident status is not, by itself, a separate solar-installation category. The practical issues are proving authority to act, aligning the owner and electricity records, and ensuring someone follows the Spanish technical and administrative process.

Quick Answer

Foreign nationality or non-resident status is not, by itself, a separate solar-installation category. The optimal configuration depends on your actual consumption, roof orientation, battery needs, and choosing the right export tariff.

What the law does and does not say

Spain's self-consumption framework distinguishes consumers, generation owners, connection arrangements and compensation modalities. It does not create a separate technical route simply because a property owner is British, Irish, Dutch, German, Scandinavian or non-resident.

That does not mean every foreign owner can sign every document immediately. The installer, municipality, supplier, distributor or community administrator may need identification, proof of ownership, authority to represent another owner and matching electricity-contract details.

Documents to assemble before requesting quotes

  • Passport or national identity document and the identification number used for Spanish transactions, where required.
  • Property deed or other evidence of ownership.
  • A recent electricity bill showing the CUPS, contract holder, tariff and contracted power.
  • Twelve months of bills or interval consumption where available.
  • Community statutes or administrator contact if any common element is involved.
  • Written authority if a representative will sign or submit documents.
  • Planning or heritage information where the roof is protected or visually restricted.

The installation journey in Andalucia

  1. Confirm ownership, roof rights, consumption and electrical condition.
  2. Choose the self-consumption arrangement and obtain an itemised technical proposal.
  3. Complete the applicable municipal procedure before work.
  4. Have an authorised installer carry out, test and certify the installation.
  5. Legalise the low-voltage installation through the Andalusian process. For qualifying low-voltage systems below 100 kW, administrative registration is handled through the official communication flow.
  6. Check that the distributor and supplier have activated the correct self-consumption and compensation arrangement.
  7. Retain the CIE, design or project documents, warranties, commissioning records and monitoring access.

Apartments and community property

A private apartment does not usually give its owner unilateral control of a communal roof, facade or railing. The Horizontal Property Act contains different voting routes for private/shared renewable systems and common energy-efficiency works. The correct route depends on what is installed, who benefits, which common elements are occupied and who pays.

Put the proposal, roof area, maintenance access, allocation and future responsibilities in the meeting documentation. Do not reduce the issue to one universal voting fraction.

Remote ownership and power of attorney

If you will be outside Spain, agree in writing who can attend surveys, approve changes, access the property, sign municipal or community documents and receive completion records. A broad assumption that an estate agent, neighbour or installer can act for you is not a substitute for valid authority.

Official sources and scope

This is consumer information, not individual legal, tax or engineering advice. Requirements can vary with the connection, building, municipality, ownership and proposed system.

Frequently Asked Questions

Must I be resident in Spain to own a solar installation?
The national self-consumption rules do not establish a separate technical prohibition based simply on foreign nationality or non-resident status. You still need the identity, ownership, contractual and representation documents required for your case.
Does the electricity contract need to match the owner?
Mismatched ownership and supply records can delay paperwork. Ask the installer to identify the intended consumer and generation owner and resolve contractual inconsistencies before submission.
Can an installer handle everything while I am abroad?
An installer can manage agreed technical and administrative work, but access, signatures and representation must be valid and clearly documented.
Will I definitely receive export compensation?
Only after the installation is legalised and the contractual self-consumption arrangement is correctly activated. Compensation also depends on the chosen modality and supply contract.
